Sod Prices with Installation
The average rolled sod cost on a turnkey basis (which includes installation and removing the old grass) is $3,5 per square foot. Find out below what you will get for that price.
Sodding Installation Steps
Prior to all, our crew visits your property to examine the landscape and give free consultation on the sodding process. We estimate the cost of work and evaluate whether it’s better to do the lawn replacement and install new sod or repair the existing one. Our sodding experts can also analyze whether your grass is dead, or just dormant and can be cured.

Premium Quality Sod and Fertile Soil: Purchase, Delivery & Unloading
We use high-quality soils to ensure you receive a perfectly healthy lawn.
You will get sod delivered right to your doorstep.
A sod roll covers approximately 9 square feet (2 feet x 4.5 feet). The weight of 1 piece of sod is around 12 kg.
Normally these are rolls with lawn thicknesses of about 1-1,5″. A pallet consists of at least 30 rolls. And it covers about 270 sq. ft.
Magic Landscape always buys sodding from trusted farmers, who grow it under strict supervision.
You will be offered premium quality sod, which is specially made for the Ontario area. We also supply fescue and tall fescue grass for commercial projects and fine residential ones. The sod we use is from a unique grass seed mix, which:
- has a deep and vibrant dark green color;
- withstand excessive wear;
- can self-recover;
- bears well low temperature.
Sodding Grass: Installation Process
The work starts with removing the old sod if any. By the way, sometimes it can be used as mulch for fertilization.
For re-sodding the lawns, we:
- get rid of rubbish, weeds, and crabgrass;
- remove the upper soil layer about 2-3″ in order to clear it out of stones and small rocks and to level off the future lawn with the surface around;
- add fertile soil up to 1″ thick and smooth it out with garden rakes and then seal;
- lay the rolling lawn inch-perfect, without overlapping or bending;
- gradually compact earth and planish bumps;
- undercut the lawn where it is adjacent to trees, flowerbeds, shrubs, edging, walkways, and other surrounding objects;
- finish the works on the new lawn by its copious irrigation;
- do the final cleanup of the worksite;
- take away the garbage, old turfgrass, removed soils, etc. to the due waste dump.

One-Day Lawn Installation
If your area is up to 1000 sq. meters, the sod installation process may take one day.
The landscape of the surface meant for sodding also affects terms and cost, as well as the grassroots, trees, and stones, which happen to be on the territory. Besides this, the cost will be determined by the presence of a dead or substandard lawn, difficult weeds stubs, more than 2 stairs, ease of access to the sodded area with a wheelbarrow, and whether the access is narrow or not.
In general, the project size affects the cost too – the bigger the area for sodding is, the cheaper is 1 sq. ft.
Sodding Services
Sod laying can involve additional services, such as:
- installing drainage and sprinkler irrigation system;
- herbicide treatment to prevent weeds;
- pest and insect killing;
- fertilizing;
- dethatching
- building temporary fencing and wood deck walkways.

Best Timing for New Lawn Installation
Besides summer, spring, and fall are good for lawn sodding too. And more specifically, it’s recommended to carry out this procedure from May to the middle of September. For instance, warm-season grasses like zoysia are planted in late spring. Whereas early fall is ideal for overseeding to elevate the lawn density.
The Lifetime of Rolled Sod
Cool-season grasses are well-proven in the GTA, namely, they are Ryegrass, Fescue, Kentucky Bluegrass, and Canada Bluegrass.
If you follow care instructions, the turf can serve for 2-3 years.
Our company offers 90 days warranty on sod and labor.
Lawn Care Tips
- A newly laid lawn needs watering 3 times a day from 30 minutes to 1 hour depending on the weather (rains or drought). Do this during 2-3 weeks.
After this period, you can water the grass twice a day for 30 minutes. An auto-irrigation system is advisable.
- The lawn care process also involves systematic lawn mowing and weedkilling.
- Rake your lawn in spring, and keep aerating it annually to reduce the amount of compacted soil.
- Don’t forget to fertilize your turf 3-4 times a growing season with a fertilizer spreader.
Old turf and grass clippings can serve as mulch when composted. Thatch is another organic matter that can be used as compost too.

Sod VS Synthetic and Seed Grass
From our experience, 95% of clients select rolled sod. Below you will find some benefits and drawbacks of all three types.
Rolled sod is cheaper than synthetic one, and it is a fast way to get a fresh organic lawn. Moreover, it requires less care than when seeding the grass.
Artificial grass will last the longest. At the same time, this type of grass is the most expensive, and, let’s face it, it’s not a live lawn.
Grass from seed is natural, but it can grow irregularly, or not strike root at all. You will have to wait for the seeds to germinate. Also, it will take about 1 week and a half before such lawns grow ripe.

Main Lawn Problems
To maintain the curb appeal of your property, you should know about the most common troubles lawn owners face, and how to deal with them:
- Brown spots and patches – are often caused by poor watering or animal urine. So, increase the watering time to heal the grasses.
- Leaf spot – can be caused by fungi. Aeration and scarification help to lessen the chance of disease.
- Crabgrass and other weeds – apply corn gluten meal in early spring, and don’t make sure your mower doesn’t trim the lawn too short.
Payment Terms
A 30% deposit is required for purchasing lawn, soil, and expendables.
The rest should be paid after the performed work is accepted.
Sodding FAQ
Averagely, we charge $3,5 per sq. ft for labor and materials. This cost includes:
– premium quality sod and soil purchase, delivery & unloading
– removal of old lawn, rubbish, and weeds
– removal of topsoil 2-3″, adding soil and raking
– rolling sodding
– soil compaction and spreading
– trimming the grass and get it watered
– final cleanup and garbage removal
Once your turf grass is installed, follow these steps to keep the lawn looking perfect:
– Water the grass slowly and regularly for 2 weeks. By the 3rd week reduce the frequency.
– Mow the lawn regularly, as this procedure makes the blades thicker, and thus, prevents weed pressure.
– Aerate the grass twice a year.
– Add nutrient-rich topsoil.
– Apply seasonally appropriate fertilization.
Don’t walk on the new sod until it takes roots (usually for 3-4 weeks) and keep your pets from it too. You can easily check if the grass has rooted by pulling tenderly the end of one sod piece. If you feel the resistance and it’s hard to lift it, then the roots have gained ground.
Use caution when watering the grass late in the evening or at night. The water, which is left on the grass overnight can cause the development of the disease or fungi.
The best time for watering your grass is morning and evening.
You can use the grass mower when the root system is developed appropriately. So, wait until the new grass is at least 3 inches high before mowing it (it’s approximately 3-4 weeks after implantation). Use a sharp blade. And try not to cut more than 1/3 of a herblet.
When the sod is installed correctly, there are no gaps or overlapping, but you can observe the seams in the beginning. As the sod takes roots and begins growing, the seams get less visible. Proper watering is crucial, as sod pieces are similar to a sponge – as soon as they get dry, they shrink and lay more lines bare. These sod lines usually vanish after the first grass is mowed (3-4 weeks).
